Middleburg Equestrian Estate Rutledge Farm Breathes New Life Into Historic Past By Allyson Lagiovane Phelps Media Group N early 40 years before American independence was declared in a town not yet known as Middleburg Virginia a quaint cabin was constructed on a picturesque property of land nestled in the hills of the Blue Ridge Mountains What is now known as Rutledge Farm the property s original colonial cabin dates all the way back to 1740 Though little is recorded about the farm s storied past the ingenuity of Rutledge Farm has been preserved while bringing it into the modern day equestrian industry The hope for the future of Rutledge Farm shines bright with owner Aleco BravoGreenberg at the helm of the world class operation Rutledge Farm s original main house the current dwelling place of Bravo Greenberg his wife Sandra and their newborn son Maverick Preston James is one of the largest remaining houses from the colonial era in the Middleburg Virginia area Bravo Greenberg explained Based on the layout of the estate and the
Rutledge Farm renderings we have my house had to be the main house for the area I m confident it must have been used as housing during the Civil War and officers would typically camp out in the farm s main house and the troops would camp out around it The almost 300 years of history Rutledge has seen must be astounding Bravo Greenberg s family has uncovered similar other hidden gems about the property that have helped piece together bits of its unique history BravoGreenberg added I found an underground trough when I was digging a reservoir at the edge of the main road and this trough fed the dairy barn which is now across the street from Rutledge Farm Most likely that dairy barn was a part of this property back in its early days In the basement the overhead beams that support the main floor above are from the original log cabin that was on the property dating before 1740 They look just like Lincoln logs

Rutledge Farm s expansive grand prix field Though much of Rutledge Farm s colonial history is unknown BravoGreenberg s family has been dedicated to maintaining and preserving its integrity since the 1980 s Bravo Greenberg s parents Monica Greenberg and late stepfather renowned Washington D C developer and philanthropist Herman Greenberg acquired the property in 1985 turning it into a thoroughbred breeding operation In addition to the property s colonial charm Rutledge Farm has played host to a number of the Greenberg family s champion horses My step father had a background in racehorses at the time and it was a simple logical decision to buy the farm and improve the quality of his horses He realized it cost just as much to race an expensive racehorse as it does an inexpensive one so why not go all in Bravo Greenberg commented The difference is that if you have really good bloodlines you have meaningfully increased your likelihood of winning higher stakes money My parents wanted to leverage Rutledge Farm in order to breed Thoroughbreds and race at a world class level for a smart price The Greenbergs certainly succeeded breeding the 1993 Belmont Stakes winner Colonial Affair who was ridden by Julie Krone Krone remains the only woman to win a Triple Crown race The Greenbergs also bred Sur La Tete one of the leading money earners in steeplechase history To support the local Virginia Tech s Middleburg Agricultural and Research Extension MARE Center the family purchased a foal they dubbed Researcher for just 5 000 Researcher eventually went on to win more than one million dollars in his career as well TCE TheCompetitiveEquestrian november december 2020 9
as raced the fastest Equibase speed rating in North American racing history and he still holds the record to this day To celebrate Rutledge Farm s equestrian roots while tying in the family s love for the sport the Greenbergs knew they wanted to continue developing the property into a premier sporthorse facility The family commissioned SmithBlackburn Architects and Morgan Wheelock Landscape Architects to design state of the art barns and renovate the residences grounds and paddocks In fact Rutledge Farm was only Smith Blackburn Architects second project since the company s inception In addition to the architectural design BravoGreenberg s mother had a vision for the surrounding greenery and landscaping Bravo Greenberg said Rutledge Farm was a horse farm when my mother and step father first took it over but it was not in great condition They gutted it and updated the main house they focused on restoring the bare bones of the structure to revive its character It was an ongoing project They put a lot of love and care into the house and revitalized its original glory The property used to be relatively flat so my mother worked on adding many hills and delicate nuances in the topography so that when you walk around the farm there are a lot of little treasures to discover Bravo Greenberg grew up in a quintessential Virginia equestrian family filled with unique history and after attending the University of Virginia for his undergraduate degree Georgetown University for his MBA and law degrees and spending a decade of his professional career living in Los Angeles he knew he would 10 TCE TheCompetitiveEquestrian november december 2020
Aleco Bravo Greenberg in Rutledge Farm s indoor arena outfitted with Attwood Equestrian footing eventually call the Virginia countryside home Bravo Greenberg mused So much of my life is involved with this farm going back to when I was a kid and I remember thinking that Middleburg was magical I remember saying in my head that one day I would return to Virginia and I would live my life as a Virginia country gentleman I ve always been enraptured driving around Virginia s countryside thinking This is my heart and this is my soul After his stepfather passed away in 2010 Bravo Greenberg wanted to honor his legacy by carrying out his vision for Rutledge Farm Bravo Greenebrg aimed to both preserve and modernize his family s beloved property It was only fitting that Bravo Greenberg met his wife Sandra at the nation s oldest horse show the Upperville Colt Horse Show They were aptly married on the property in 2013 and in 2015 BravoGreenberg became Rutledge Farm s official owner My stepfather was my best friend he raised me Bravo Greenberg said The farm had been up for sale for a few years after he passed away so it made sense for me to buy out my siblings and for my wife and I to move out to Rutledge Farm to take on the property as our own Bravo Greenberg hit the ground running and got to work restoring Rutledge Farm From updating both the outdoor arena and indoor arena to renovating the polo field that had not been properly maintained for over 50 years Bravo Greeberg began developing Rutledge Farm into a world class facility He outfitted all of the rings on the property TCE TheCompetitiveEquestrian november december 2020 11

Middleburg Equestrian Estate Rutledge Farm Breathes New Life Into Historic Past By Allyson Lagiovane Phelps Media Group N early 40 years before American independence was declared in a town not yet known as Middleburg Virginia a quaint cabin was constructed on a picturesque property of land nestled in the hills of the Blue Ridge Mountains What is now known as Rutledge Farm the property s original colonial cabin dates all the way back to 1740 Though little is recorded about the farm s storied past the ingenuity of Rutledge Farm has been preserved while bringing it into the modern day equestrian industry The hope for the future of Rutledge Farm shines bright with owner Aleco BravoGreenberg at the helm of the world class operation Rutledge Farm s original main house the current dwelling place of Bravo Greenberg his wife Sandra and their newborn son Maverick Preston James is one of the largest remaining houses from the colonial era in the Middleburg Virginia area Bravo Greenberg explained Based on the layout of the estate and the
Rutledge Farm renderings we have my house had to be the main house for the area I m confident it must have been used as housing during the Civil War and officers would typically camp out in the farm s main house and the troops would camp out around it The almost 300 years of history Rutledge has seen must be astounding Bravo Greenberg s family has uncovered similar other hidden gems about the property that have helped piece together bits of its unique history BravoGreenberg added I found an underground trough when I was digging a reservoir at the edge of the main road and this trough fed the dairy barn which is now across the street from Rutledge Farm Most likely that dairy barn was a part of this property back in its early days In the basement the overhead beams that support the main floor above are from the original log cabin that was on the property dating before 1740 They look just like Lincoln logs

as raced the fastest Equibase speed rating in North American racing history and he still holds the record to this day To celebrate Rutledge Farm s equestrian roots while tying in the family s love for the sport the Greenbergs knew they wanted to continue developing the property into a premier sporthorse facility The family commissioned SmithBlackburn Architects and Morgan Wheelock Landscape Architects to design state of the art barns and renovate the residences grounds and paddocks In fact Rutledge Farm was only Smith Blackburn Architects second project since the company s inception In addition to the architectural design BravoGreenberg s mother had a vision for the surrounding greenery and landscaping Bravo Greenberg said Rutledge Farm was a horse farm when my mother and step father first took it over but it was not in great condition They gutted it and updated the main house they focused on restoring the bare bones of the structure to revive its character It was an ongoing project They put a lot of love and care into the house and revitalized its original glory The property used to be relatively flat so my mother worked on adding many hills and delicate nuances in the topography so that when you walk around the farm there are a lot of little treasures to discover Bravo Greenberg grew up in a quintessential Virginia equestrian family filled with unique history and after attending the University of Virginia for his undergraduate degree Georgetown University for his MBA and law degrees and spending a decade of his professional career living in Los Angeles he knew he would 10 TCE TheCompetitiveEquestrian november december 2020

Middleburg Equestrian Estate Rutledge Farm Breathes New Life Into Historic Past By Allyson Lagiovane Phelps Media Group N early 40 years before American independence was declared in a town not yet known as Middleburg Virginia a quaint cabin was constructed on a picturesque property of land nestled in the hills of the Blue Ridge Mountains What is now known as Rutledge Farm the property s original colonial cabin dates all the way back to 1740 Though little is recorded about the farm s storied past the ingenuity of Rutledge Farm has been preserved while bringing it into the modern day equestrian industry The hope for the future of Rutledge Farm shines bright with owner Aleco BravoGreenberg at the helm of the world class operation Rutledge Farm s original main house the current dwelling place of Bravo Greenberg his wife Sandra and their newborn son Maverick Preston James is one of the largest remaining houses from the colonial era in the Middleburg Virginia area Bravo Greenberg explained Based on the layout of the estate and the
Rutledge Farm renderings we have my house had to be the main house for the area I m confident it must have been used as housing during the Civil War and officers would typically camp out in the farm s main house and the troops would camp out around it The almost 300 years of history Rutledge has seen must be astounding Bravo Greenberg s family has uncovered similar other hidden gems about the property that have helped piece together bits of its unique history BravoGreenberg added I found an underground trough when I was digging a reservoir at the edge of the main road and this trough fed the dairy barn which is now across the street from Rutledge Farm Most likely that dairy barn was a part of this property back in its early days In the basement the overhead beams that support the main floor above are from the original log cabin that was on the property dating before 1740 They look just like Lincoln logs

Rutledge Farm s expansive grand prix field Though much of Rutledge Farm s colonial history is unknown BravoGreenberg s family has been dedicated to maintaining and preserving its integrity since the 1980 s Bravo Greenberg s parents Monica Greenberg and late stepfather renowned Washington D C developer and philanthropist Herman Greenberg acquired the property in 1985 turning it into a thoroughbred breeding operation In addition to the property s colonial charm Rutledge Farm has played host to a number of the Greenberg family s champion horses My step father had a background in racehorses at the time and it was a simple logical decision to buy the farm and improve the quality of his horses He realized it cost just as much to race an expensive racehorse as it does an inexpensive one so why not go all in Bravo Greenberg commented The difference is that if you have really good bloodlines you have meaningfully increased your likelihood of winning higher stakes money My parents wanted to leverage Rutledge Farm in order to breed Thoroughbreds and race at a world class level for a smart price The Greenbergs certainly succeeded breeding the 1993 Belmont Stakes winner Colonial Affair who was ridden by Julie Krone Krone remains the only woman to win a Triple Crown race The Greenbergs also bred Sur La Tete one of the leading money earners in steeplechase history To support the local Virginia Tech s Middleburg Agricultural and Research Extension MARE Center the family purchased a foal they dubbed Researcher for just 5 000 Researcher eventually went on to win more than one million dollars in his career as well TCE TheCompetitiveEquestrian november december 2020 9
as raced the fastest Equibase speed rating in North American racing history and he still holds the record to this day To celebrate Rutledge Farm s equestrian roots while tying in the family s love for the sport the Greenbergs knew they wanted to continue developing the property into a premier sporthorse facility The family commissioned SmithBlackburn Architects and Morgan Wheelock Landscape Architects to design state of the art barns and renovate the residences grounds and paddocks In fact Rutledge Farm was only Smith Blackburn Architects second project since the company s inception In addition to the architectural design BravoGreenberg s mother had a vision for the surrounding greenery and landscaping Bravo Greenberg said Rutledge Farm was a horse farm when my mother and step father first took it over but it was not in great condition They gutted it and updated the main house they focused on restoring the bare bones of the structure to revive its character It was an ongoing project They put a lot of love and care into the house and revitalized its original glory The property used to be relatively flat so my mother worked on adding many hills and delicate nuances in the topography so that when you walk around the farm there are a lot of little treasures to discover Bravo Greenberg grew up in a quintessential Virginia equestrian family filled with unique history and after attending the University of Virginia for his undergraduate degree Georgetown University for his MBA and law degrees and spending a decade of his professional career living in Los Angeles he knew he would 10 TCE TheCompetitiveEquestrian november december 2020
Aleco Bravo Greenberg in Rutledge Farm s indoor arena outfitted with Attwood Equestrian footing eventually call the Virginia countryside home Bravo Greenberg mused So much of my life is involved with this farm going back to when I was a kid and I remember thinking that Middleburg was magical I remember saying in my head that one day I would return to Virginia and I would live my life as a Virginia country gentleman I ve always been enraptured driving around Virginia s countryside thinking This is my heart and this is my soul After his stepfather passed away in 2010 Bravo Greenberg wanted to honor his legacy by carrying out his vision for Rutledge Farm Bravo Greenebrg aimed to both preserve and modernize his family s beloved property It was only fitting that Bravo Greenberg met his wife Sandra at the nation s oldest horse show the Upperville Colt Horse Show They were aptly married on the property in 2013 and in 2015 BravoGreenberg became Rutledge Farm s official owner My stepfather was my best friend he raised me Bravo Greenberg said The farm had been up for sale for a few years after he passed away so it made sense for me to buy out my siblings and for my wife and I to move out to Rutledge Farm to take on the property as our own Bravo Greenberg hit the ground running and got to work restoring Rutledge Farm From updating both the outdoor arena and indoor arena to renovating the polo field that had not been properly maintained for over 50 years Bravo Greeberg began developing Rutledge Farm into a world class facility He outfitted all of the rings on the property TCE TheCompetitiveEquestrian november december 2020 11
